Heatherwood Luxury Apartments has broken ground on the $82 million Heritage on Main, a 165-unit mixed-use project at 203-213 East Main St. in downtown Riverhead. The five-story building adds studios, one- and two-bedroom units plus retail and a rooftop terrace over the Peconic River.

As downtown Riverhead buzzes with the new town square featuring a Long Island Science Center museum and children's playground, Heatherwood Luxury Apartments has broken ground on **Heritage on Main**, an $82 million mixed-use development at 203-213 East Main St.[1][2][3]
The five-story, 238,342-square-foot building will deliver 165 market-rate apartments: 52 studios, 80 one-bedrooms, and 33 two-bedrooms, atop 3,500 to 7,910 square feet of ground-floor retail, commercial, and amenity space.[1][2][3] Key features include a fitness center, clubroom, resident lounges, work-from-home areas, 155 parking spaces, and a rooftop terrace with Peconic River views. Construction on the 1.4-acre former Sears site, between East End Arts and Riverview Lofts, will take 24 to 32 months.[1][2][3]
The project promises $7.5 million in annual revenue and 150 construction jobs.[1] Riverhead Town Supervisor Tim Hubbard praised Heatherwood's 75-year track record, noting it strengthens Main Street businesses and fits the town's urban renewal push for mixed-use housing near East Main Street and the LIRR station.[2][3] Heatherwood President Christopher Capece called it a commitment to downtown revitalization after nine years of planning since 2016, with final approval in 2023.[2][3] Owner Douglas Partrick highlighted its role in East End communities.[2]
Commack-based Heatherwood, partnering with The Metro Group, brings expertise from recent Long Island wins like Heritage Westminster in West Hempstead and Sun River Town Homes near Pine Hills Golf Club in Manorville.[1] Riverhead IDA aid includes 16-year property tax breaks and sales tax exemptions.[3]
