As Smithtown pushes forward with housing updates amid Long Island's tight market, the Town Board has unanimously approved a key zoning change for Beechwood Organization's massive $220 million Country Pointe Estates at Kings Park. This 288-unit condo complex on a 71-acre site near Old Northport Road and Lawrence Road—once a poultry farm and woods—clears a major hurdle toward groundbreaking.
The development mixes 53 single-family homes, 153 townhomes, and 82 villas, with prices starting in the low $700,000s up to $1 million. It includes 29 affordable units at reduced prices to help local buyers. Resort-style perks feature a 12,000-square-foot clubhouse, two heated pools, pickleball and bocce courts, fitness center, yoga studio, sports lounge, and putting green. Access stays limited to Old Northport Road and Indian Head Road, promising minimal traffic impact.
Previously zoned for half-acre single-family lots and light industry, the site now shifts to Planned Residential Development. Smithtown Supervisor Ed Wehrheim called it "a development that will be good for the Kings Park community." Beechwood principal Michael Dubb eyes site-plan approval next year, with full buildout by 2030 and a new wastewater plant. Over 12 acres of woods stay preserved as a wildlife corridor near Kings Park Unique Area.
