With Long Island's LIRR ridership surging post-pandemic, Oyster Bay Town Supervisor Joseph Saladino led a July 2025 groundbreaking for the $11.6 million Hicksville Station and Public Space Improvement Project. This marks the start of public works funded by a $10 million 2017 New York State Downtown Revitalization Initiative award, plus $6.2 million more in 2024. Expect disruptions like parking lot transformations at Kennedy Park into green space for concerts and vendors.
Festival Plaza gets a raised walking path, landscaping, seating, and safer links to the LIRR station. The Underline under the train trestle between Newbridge Road and Broadway adds pavers, lighting, and spots for pop-up shops and cafes. Broadway sees new lights, trees, benches, trash cans, and crosswalks. These tie into the busy Hicksville LIRR station, Nassau County's busiest.
Private projects accelerate the renaissance. Alpine Development broke ground in November 2024 on a $111 million complex at 99 Newbridge Rd., with 189 residential units, retail, and restaurants. Fieldstone at N. Broadway plans 104 units plus retail. Others like West Cherry Townhouses (10 units), West Cherry Street Development (20 units), and Chroma Paint (30 units with rooftop restaurant) break ground in 2025-2026. A prior project at 35 Broadway delivered 18 housing units and commercial space.
Assemblyman Charles Lavine calls it vital infrastructure for Nassau. Eric Alexander of Vision Long Island notes public spaces complement new housing.
