As Long Island grapples with a housing crunch—Suffolk County has already created or preserved over 2,600 affordable units through state efforts—the Town of Islip just broke ground on One Carleton Green. This $65 million project at 1 Carleton Avenue in Central Islip will deliver 96 affordable apartments, including supportive units for people with disabilities, plus ground-floor retail steps from the Long Island Rail Road station.
The three-story modular building rises on a former industrial lot along the Carleton Avenue corridor. It features nine studios, 62 one-bedroom units, and 25 two-bedroom units, with one two-bedroom for an on-site superintendent. Key highlights include 15 supportive units for individuals with intellectual or developmental disabilities, served by Family Residences and Essential Enterprises, Inc. (FREE). Plus, 10 units are fully accessible for mobility impairments and five for hearing and vision issues—all for residents earning up to 50% of area median income.
Islip Town Supervisor Angie Carpenter called it "a dream years in the making," thanking Governor Kathy Hochul, Suffolk County Executive Ed Romaine, and partners like Georgica Green Ventures (GGV), The Kulka Group, and banks such as TD Bank and Webster Bank. Funding taps a $10 million Downtown Revitalization Initiative grant from 2018, plus over $24 million from New York's Low-Income Housing Tax Credit Program. GGV President David Gallo praised the project for affordable housing, arts spaces, and community benefits. Assembly Deputy Speaker Phil Ramos hailed it as a step toward making Long Island affordable.
Construction by Georgica Green Ventures should wrap in 18 months, targeting completion in 2027.
