Amazon is building a major distribution center at Massapequa's Sunrise Mall while new retailers move in. Here's what's happening to Long Island's iconic shopping destination.

Long Island's retail landscape is shifting dramatically as Massapequa's Sunrise Mall undergoes a major redevelopment. The 77-acre property on Sunrise Highway is being subdivided and repositioned for modern commerce, with Amazon leading the charge on a significant portion of the site.
Amazon is in contract to purchase 26.7 acres of the Sunrise Mall property to build a new South Shore distribution center. The e-commerce giant's move represents a major investment in Nassau County's logistics infrastructure. According to Jeff Mooallem, COO of Urban Edge Properties, which manages the mall's redevelopment, the property is being subdivided into four parcels ranging from 2.52 to 32.3 acres to accommodate multiple uses.
While Amazon transforms part of the site, retailers are already moving in nearby. Burlington Stores opened a new 35,000-square-foot location at the Philips at Sunrise shopping center at 5520 Sunrise Highway in September 2025, downsizing from its previous 64,588-square-foot store. The off-price retailer is part of Burlington's nationwide refresh initiative, with the company planning to convert all remaining stores to its new format by the end of 2026.
The iconic two-story mall, once a 1.2 million-square-foot shopping destination, has largely emptied. Macy's closed its 208,000-square-foot store in early 2025, leaving Dick's Sporting Goods as the only major tenant remaining. Urban Edge Properties, Sagamore Hill Partners, and JG Petrucci purchased the property in December 2020 for $29.7 million, signaling their commitment to reimagining the space for modern retail and logistics needs. This shift mirrors broader trends seen across Nassau County, where new retail openings at repositioned shopping centers are filling gaps left by departing anchor stores. Meanwhile, rising home values in Massapequa are drawing further investor interest to the area's commercial corridors, and projects like the Long Island Business News has tracked signal a broader reinvention of suburban retail real estate across the region.
