Peconic Equities kicks off $15M renovation at 303 Sunnyside Blvd in Plainview, turning a 1970s industrial site into a tech hub. Work modernizes facade, adds plaza, and boosts LIE visibility for businesses.

A major $15 million construction project is transforming a long-vacant Plainview property at **303 Sunnyside Blvd**, with work now underway to create a top-tier tech and research campus amid Long Island's busy development push.
Melville-based **Peconic Equities** bought the 76,488-square-foot building on 5 acres for $12.05 million in late 2024—the first sale since its 1970s build. The firm is investing nearly $3 million in upgrades, including new monument signs, wayfinding, modernized facade, suite entrances, lighting, and amenities. "We're modernizing the building... making it a real good tech showroom-type of campus," said Peconic principal **Corey Gluckstal**.
Greenvale architects Mojo Stumer Associates designed a large entry plaza with lighting, benches, native grasses, and specimen trees. The site sits right off the **Long Island Expressway**, just an hour from Manhattan west or Riverhead east, drawing tech tenants with prime visibility.
This follows other Plainview projects, like Reiffman Group's $8.2 million medical office redo at **700 Old Country Road**. They bought the 33,000-square-foot building for $6.7 million and plan $1.5 million in facade, ADA access, interiors, and landscaping upgrades as part of the Plainview medical office redevelopment. It's 80% occupied now and part of a $100 million healthcare push.
Statewide, Governor Hochul's $1.2 billion 2026 paving plan resurfaces over 4,000 lane miles, including Long Island spots like **Meadowbrook Parkway**. Locally, these projects ease access to growing sites like Sunnyside Blvd.
